Luxury Market stumbles, but still records 2nd best year The BC luxury home market stumbled in 2012 as sales of high-end homes fell 36% from their peak in 2011. However, even with the drop, 2012 was still the 2nd best year in history for sales of luxury homes. 439 $3-million+ homes transacted in 2012, down from a peak of 691 in 2011. However, to demonstrate how far prices in BC's real estate market have increased over the past 10 years, only 10 homes sold for over $3 million in the year 2000. Of the 439 homes that sold for over $3-million in 2012, 107 sold for over $5-million and 44 were condos or townhomes. The most expensive home sold in 2012 was by Macdonald Realty for $19.8 Million. Nothing Has Changed in Over 20 Years

In all the years I have been involved in Real Estate, both as an investor and marketing/listing specialist my LONG TERM outlook on how it will perform from a long term investment standpoint has never wavered one bit. I'm just as positive and bullish on Vancouver Real Estate today as I was 20 years ago when I bought my first investment property. I know first hand the power of buying a principal residence as well as buying investment properties and the magic of simply letting time do its thing (Paying down the principal each month and appreciation or Capital Gain over time). Good Time To Buy A Rental Property?

I was reading an article in the Financial Post recently entitled "Is it ever a bad time to invest in a rental property?"  According to the FP NO! It's never a bad time to invest in Real Estate and with today's record low interest rates now might be the best time we have seen in the past decade or more. The FP broke it down like this and simply looked at the past 20 years using the average price for Canadian Real Estate. If you purchased a home 20 years ago (1992) put down 25% mortgaged the rest and rented it and your tenants rent was only enough to cover your properties basic operating expenses (that`s taxes, maintenance, and the interest portion of your mortgage) you would have achieved a 11.40% annualized rate of return on your i ...

What Kind of Seller Are You?

The January 2013 issue of Money Sense magazine had a very good article on what you're going to need to do if you're planning on selling your home in 2013.  The first question you need to ask is 'What type of seller am I?". Willing or in other words testing the market with a price you need to get and not based off the current market situation. Chances are we will remain in a fairly strong buyers market for most of 2013 so these types of sellers have little chance of selling.  If you're anxious or even desperate to sell in 2013 you are going to need to be priced properly.
