Form K Tenant Info

Any Investor / Landlord who rents a Strata property in BC must have their tenant fill in a Form K. The Form K is a simple 1 page document that states the tenant’s full legal name and contact information. It also acknowledges that the tenant has received an up to date copy of the Strata Bylaws as well as the Rules and regulations for the complex and that the tenant agrees to abide by them. A Form K is then mailed into the property management company and kept on file. A new Form K must be submitted with each new tenant.

Property Tax Calculation

Part 2 on my 2014 BC property assessments which just arrived in the mail. Many times people will ask me if having my property value go down this year as well as the previous 2 years then should I not be seeing my property taxes going down as well? Unfortunately it's rare that we will ever see our property taxes go down. A city like Vancouver and Richmond calculates our 2014 property taxes by taking the assessed value of your home multiplied by the Mil rate (tax rate). They base this Mil rate on the estimated costs and funds they will require to operate and maintain the city for the coming year. Happy New Year! it's been another solid year for BC real estate. Most areas of the province saw a strong, stable market as both prices and sales look to surpass those of 2012, albeit only slightly. In fact, 2013 was pretty much the polar opposite of 2012 as the year started slowly before finishing strong. For most markets, the years' numbers were actually behind those of 2012 before a strong August pushed the year-to-date figures ahead of last years' pace.
