Cooling Off Period = Terrible Idea!

The BC NDP just announced that they plan to introduce legislation in the spring of 2022 with the aim of giving homebuyers a chance to change their minds on the purchase of a home. A so-called "cooling-off period" would allow purchasers to back out with no or diminished legal consequences. Personally I feel this is a very poorly thought out piece of legislation that will have many unintended consequences and put sellers at an unfair advantage.

Stop Focusing On The Short Term

The easiest way to boost your returns is to increase your holding period. I get many viewers who request I debate some of the Vancouver Real Estate pessimists and bears. I always tell them No Chance! Why would I debate or challenge someone on their short term predictions of where the Vancouver Real Estate market or the stock markets are headed. I have no clue what these markets will do over the next month ..6 months or several years. Instead I focus on the long term. 10-15 25 years. I know that buying quality assets and holding them for long periods of time will always result in a fantastic return.

Zillow’s Flipping is a Flop!

A few weeks ago US based Real Estate company Zillow, announced they are getting out of the house buying and flipping business because of massive losses. This goes to show how difficult it is to predict where markets and prices will go in the short term. In Vancouver, our high friction costs on buying and selling makes it even more difficult. Yes there are some full time experience pros still out there, that in the right market can buy a home do a renovation and make a bit of money. But for most people I suggest you avoid the temptation of flipping.

Sales Up - Inventory Down. Vancouver Real Estate 2021

The active sales to listing ratio remains in a strong Sellers' Market especially in the townhouse and condo market. Sales are up over Oct 2020 and up substantially over our 10 year average. These strong sale numbers would be even higher if we had more inventory to sell. The townhouse market remains the strongest I have ever seen, with bidding wars on any good ones that get listed.
