2020 BC Property Assessments Are Way Down!

It’s that time of year again. The 2020 BC Property Assessments have just arrived in the mail. As I have reminded people for the past 8 years… The BC property assessed value has little resemblance to what a property is actually worth (Market Value). It's simply a very conservative estimate of what your home is worth based on sales as of July 1 2019. Homes generally sell above and sometimes well above the assessed value about 80% of the time. This year will be no exception as the values on most Vancouver homes and condos has gone down anywhere from 6-15% in 2020.

Why Vancouver Rents Keep Rising

Rental rates on Vancouver condos have been increasing at a dramatic pace over the past 6 or 7 years and they show no sign of slowing anytime soon. Now that the NDP has put in limits on how much landlords can increase their monthly rent some landlords are now deciding to give annual increases where before they were keeping rents flat for existing tenants. Increased property tax rates, strata fees and insurance and a city wide vacancy rate at 1% are also putting upward pressure on rental rates.

Sales up - Inventory Down: Vancouver Condos Fall 2019

As expected, Lower Mainland Real Estate sales are up over 45% from Oct 2018. This represents the 4th consecutive month of sales growth. The active sales to listing ratio is now up to 29% ( well into a sellers market). Prices month over month are also up. The latest Vancouver rental rates show that an average 1 bedroom condo is now renting for $2200 month and 2 bedrooms are at $3175 a month. As I have been saying for the last 9 years on my blog .. if you're planning on living and working in Vancouver for the long term i.e. minimum 9 years or more. You need to be an owner not a lifetime renter.
