What a difference 3 months makes. Back in April Bloomberg wrote an article forecasting the day of reckoning was upon us in Vancouver Real Estate. Now they print a new article extolling the virtues of Vancouver Real Estate and why owning your principal residence is still the best move for most people.

TINA (There Is No Alternative). When it comes to Vancouver Real Estate you either own or rent. Do the math on renting long term in a city as expensive as Vancouver then compare that to the cost of buying and holding your Vancouver home for the next 20-50 years. Throw in the principal residence exemption, 1.99% interest rates and the fact it continues to get more difficult every year to qualify for a mortgage and you should be almost possessed to save that downpayment and buy your principal residence.

The Vancouver market and for that matter the Lower Mainland real estate market is proving quite resilient. The latest stats from the Real Estate Board show a dramatic increase in sales since April. Buyers are back, good homes are selling quickly and inventory on good quality homes remains scarce.

The power of leverage in buying your principal residence or an investment property should never be underestimated. Leverage is the way wealth is created. A simple example would be when you buy your principal residence for $100K and a 10% downpayment. If the property appreciates to $110K in 18 months many people would look at that and assume you made a 10% return when actually you have made a 100% return.
