The basics on selling a Lower Mainland strata to a developer via a strata wind-up or a unit assembly. Both are lengthy and complicated sales requiring court approval to finalize.

Had a deal collapse last week on a prime 2 bedroom unit I had listed in the West End. The potential buyer had a pit bull mix dog that was clearly not allowed in the Strata bylaws that he had received prior to the offer. I’m also going to discuss a new wave of luxury 1 bedroom units that are hitting the market and selling at $1.3 to $1.4 million.

If you want to take advantage of the superior long term returns in both Vancouver Real estate and equities you're going to have to make the jump into the market. Many people are living in a state of fear that if they do take the jump, they may lose their money. The easy way to avoid this is to simply extend out your holding period. This is something that successful investors like myself have been doing for decades. Stop trying to time markets, there's always another dark cloud on the horizon that will keep you frozen on the sidelines. Instead, buy quality assets, collect and reinvest the cashflows, and hold them for decades to avoid the friction costs.

So many people are living in fear of loss. They lose sleep over buying a home or investing for retirement.. "what if I buy today and the market goes down 15% next year?" What people should really be worried about is having capital sitting idle and not working for them. Forget about trying to time markets instead get your money working for you via a long term buy and hold strategy. Take advantage of our record low interest rates, the principal residence exemption, and leverage. Update: I just renewed one of my investment mortgages (Sept 7) at 1.2% variable rate.

Time for a refresher on my Golden Rules of Buying Real Estate in Vancouver. The main one being that buying your home should always be done with a long term holding period. 8-10 years minimum but hopefully much longer.
