The current status of the Downtown Vancouver condo market is quite segregated and really is a tale of two markets. Quality 1 and 2 bedroom units in good well run strata’s and in good locations are still in a sellers market. Inventory is extremely limited and prices are at or near all time highs. I’m also seeing new luxury units selling for well over $1600 to over $2000 a sq.ft. On the other side of the market.. run of the mill units in less desirable locations or older strata’s that might have maintenance issues, are starting to reduce prices and are starting to fall into a more balanced market. One area where I am starting to see good value is in the junior 1 bedroom and studio units in higher end luxury buildings. The rental market on this segment has been especially hard hit by Covid. Inventory has gone up and prices have started to soften. I’m seeing some of these good quality units selling at around $1000 per sq.ft.
