Crazy Bidding Wars on 1 Bedroom Vancouver Condos

While the detached homes and higher-end 2 bedroom condo market is showing signs of cooling, the 1 bedroom market continues to be white hot. Any decent 1 bedroom condo in Vancouver is still getting into multiple offers and selling well above asking price in most cases. Is this normal.. no. Will it continue forever.. no. Buyers need to be careful and make sure they have at least a 8 to 10 year holding period.

The new speculation tax in many ways is a vacation home tax that will effect 1000's of BC home owners. This is one of the main problems when you start carpet bombing new taxes. To hit the intended target -Speculators who are buying homes leaving them empty and parking money. You hit people who own vacation homes and who have owned these homes for decades in many cases. Speculation Tax. Just Kicking The Can Down The Road!

In this blog I’m going to talk more about the new speculation tax and how it’s going to do very little to address the real problem in the Vancouver housing market. That real problem is billions of untaxed dollars entering the housing market and the abuse of the principal residence exemption. I will also ( for about the 10th time ) give you my suggestions on what needs to be done to at least help level the playing field. By that I mean having these buyers contribute their fair share to the Federal and Provincial tax coffers.
