Vancouver Market Update Summer 2019

It remains a tale of two markets with condos and townhouses remaining in a balanced market overall. However, if you break it down further to the 1 bedroom and 2 bedroom market priced under $900K it still favours sellers. The story moving forward is the lack of quality listings. Lots of overpriced units and dogs for sale right now but quality condos in good locations and good strata's are still in limited supply. The luxury detached market and to some extent the luxury condo market remain sluggish and favouring buyers.

Buy quality assets that will appreciate like Vancouver Real Estate and low fee index funds and to simply hold them for long periods of time. Don’t trade in and out especially with Real Estate which is extremely expensive to buy and sell. Don’t follow the news or read market statistics or predictions. Instead concentrate on the things you can control. Such as getting better at your career, making more money, saving more money and improving in other facets of your life like your health and spending time with your family and friends.

Vancouver Condos Will Double In Price

There have been a number of Real Estate conferences held in Vancouver this Spring. Most have brought in economists to give their forecasts where they see Vancouver Real Estate prices going over the next few decades. Recently a number of economists have said that Vancouver prices could easily double over the next 18 to 23 years and that may be on the conservative side when you consider our lack of buildable land, taxes and development red tape. The bottom line is Vancouver has become an ultra desirable place for people to live and we’re simply not building enough housing to keep up.

Spring 2019 Vancouver Condo Update

It continues to be a tale of two markets. According to the latest stats put out by the Vancouver Real Estate Board, detached homes remain in the low end of a Balanced Market with the luxury market being even slower and well into a buyers market. Condos and townhouses overall are in the high end of a balanced market with units priced under $1 million being in the low end of a seller market. Overall I would call this Spring 2019 Real estate market healthy and balanced with good homes selling in under 15 days at just under their full asking price.

Removing Rental Restrictions on Vancouver Condos

The NDP Government has painted themselves into a corner with their new BC speculation tax. Currently there are 1000’s of units that are not being occupied more than 6 months out of the year by the owner. However, because of rental restrictions by their strata they are not able to rent the unit out. For now they are exempt from the tax but that might be changing. Currently the NDP is looking into changing the strata property act and removing rental restrictions on all buildings in the lower mainland. I also discuss the City of Vancouver giving a small reduction in taxes to commercial property owners but passing that onto the residential owners.
