It’s important for people to realize that the CRF is probably not going to cover all the costs of major repairs and upgrades to your condo. Chances are you are going to get hit with a special levy to cover these repairs. Your Strata might vote to use some funds from the CRF to help cover some of the cost but chances are a levy will need to be approved on top of it to cover major repairs like a new roof, new siding, windows and balconies. My advice is start setting aside a bit of money each month to cover these future levies. Getting a special levy defeated when work needs to be done can and will have devastating results on your values.
