Bad Ideas In Vancouver Real Estate 2021

I see some bad strategies in the comments section of my blog when it comes to Vancouver Real Estate. One of the worst is selling your principal residence after a year or two because you’ve made some quick gains on it. Then rent for a year or two and hope to buy back in at a better price. Some of the others are selling an investment unit with a fixed term tenancy as well as paying off the mortgage on an investment unit early when you have a low mortgage rate of sub 3%.

Investing vs Speculating for Retirement With Low Cost Brokerages

It’s great to see small investors take control of their financial future with the rise of no fee or low fee brokerages like Robinhood. However it can also encourage investors to start speculating on the wrong kind of companies. Most day traders are simply trading in circles. Most will end up losing all or most of their money. The others will eke out a small return that equates to a few dollars an hour when you take into consideration all the time they are spending. Most investors would be far better off simply buying and holding the index via low cost ETF’s from providers like Vanguard and I-Shares.

Vancouver Condo Market Heats Up!

Starting to see the Vancouver condo market get stronger by each passing week. We are now in a strong Sellers Market with the active sales to listing ratio well over 30 (over 20 is a sellers market). Inventory is at or near record lows and far more buyers than sellers, thus most quality homes are getting into multiple offers and selling above asking price. I see this market continuing to stay strong thru the Summer with prices continuing to rise in the coming months.
