It should be no surprise that rectangular buildings or square shaped condo towers tend to make for much better floor plans. Recently I've noticed some developers and architects have been experimenting with unusual shapes to the exteriors of their buildings by using round shapes or sharp angles that jet in and out. Now, don't get me wrong I'm all for architects and developers FINALLY starting to get a bit more adventurous with their designs. Just drive around downtown Vancouver and you'll see that most of the condos look pretty much the same. Often when I'm working with clients from out of town that is the first thing they will say to me..."they all look the same". However, some of these developers have not given much consideration to what these non-traditional sharp angle exteriors are doing to the interior floor plans. Many times they make for very DUMB floor plans with quite a bit of wasted or unusable space. It can make a 800sq ft condo seem more like 700sq ft and create a nightmare to furnish. Keep in mind all this unusable space is absolutely included in the square footage and you are paying for every inch of it. I always tell my clients things like appliances, paint, flooring, tile and cabinets are all very easy to change and upgrade to suit your taste. A floor plan, however is very difficult if not impossible to make changes to. So make sure it works especially in Vancouver when your paying $700+ a sq foot for it!
